Subletting Your Off-Campus Housing: A Guide to Finding the Perfect Fit
Summer break is on the horizon, and with it comes the question – what to do with your off-campus apartment? Subletting can be an option, but finding the right subletter is key to a smooth experience.
Here at Ferris Place Rentals, we're here to help you navigate the subletting process with ease. We recommend reaching out to us a few months before your planned sublet. We'll provide you with all the necessary documents and subletting rules to ensure everything goes smoothly. We require a completed sublet request form to be submitted at least 3 weeks in advance of the sublet start date. This form typically needs signatures from all tenants in the apartment, if applicable.
It's important to remember that the subtenant is obligated to comply with all the terms and conditions outlined in your original lease agreement. This includes everything from noise levels and guest policies to proper care of the property.
Once you've found a responsible student who meets the criteria, draft and sign a sublet agreement outlining the sublet dates, rent amount,and responsibilities of both parties. Here are some key points to include:
Sublet Term: Clearly define the start and end dates of the sublet period.
Total Rent: Specify the total rent amount for the entire sublet.
Security Deposit: Consider including a security deposit clause to cover potential damages.
Lease and Building Rule Compliance: Ensure written confirmation that the subtenant agrees to comply with your original lease and building rules.

Key Exchange: Coordinate the exchange of front door and bedroom keys with the subtenant before they move in and out.
Moving Out: If you are not returning to your rental before the lease is over, it's crucial to educate your subtenant on our move-out requirements. We recommend familiarizing yourself with these requirements and sharing them with your subtenant well in advance of their move-out date.
